Commercial EPCs
Introduction
Energy Performance Certificates (EPCs) are now required for all commercial buildings whenever built, rented or sold.
From the 1st October 2008 all commercial buildings over 50m² will require a Non-Domestic Energy Performance Certificate (NDEPC). The purpose of the NDEPC is to assess a building’s CO2 emissions in line with the requirements of Building Regulations (Part L).
We use industry standard Simplified Building Energy Modelling (SBEM) software and Dynamic Simulation Modelling (DSM) to create certificates for an extensive variety of buildings.
A NDEPC is valid for 10 years or until a newer EPC is prepared or if alterations are made to the building.
The penalty for failing to make an EPC available to any prospective buyer or tenant when selling or letting non-dwellings is fixed, in most cases, at 12.5% of the rateable value of the building, subject to a minimum penalty of £500 and a maximum of £5,000, in addition to this the EPC will still be required.
